Alta Langa

A unique opportunity to restore and bring back to life a genuine Piemontese hamlet made of ancient stone houses, traditional farm buildings, cobbled courtyards and stairways. Located only 22 kms from Alba in the verdant, wooded hills that mark the beginning of the High Langa (Alta Langa), surrounded by over 10 hectares (25 acres) of private grounds, the hamlet comprises altogether eight buidlings, three of which were ancient living quarters, the remaining ones serving as farm outbuildings like barns, stables. Current regulations allow for all the existing buidlings to be turned into habitations. The restoration work is well advanced and one of the houses is almost completely ready. It measures 210 sq meters spread over 3 floors and features: on its lower ground floor a large living-cum-dining room opening onto two covered, south-east facing terraces; this floor moreover contains a bathroom, a utility room with boiler and a cellar. A staircase leads to the upper ground floor which can also be accessed directly from the courtyard. The upper ground floor contains a spacious live-in kitchen opening onto a large terrace with enchanting landscape views, three rooms and a bathroom. On the second floor of the house we find a large loft-like room with gallery, two bedrooms and a large bathroom. The house is equipped with floor heating and state-of the-art utilities and has been restored to a high standard. Sideways from this house is a large stone outbuilding with a bread oven and storage spaces. Across the courtyard we find the former stable and haybarn stretching over 140 sq meters on two floors which has been structurally restored (new roof) and is ready to be completed internally by the future owners according to their needs and preferences. These three buildings which surround a common courtyard are set slightly downhill from the remaining houses of the “borgata” (hamlet) and are accessed on their own driveway. Uphill from these houses we find the largest house of the borgata which consisted originally of a habitable part and a stable and barn. It spreads over three levels and measures approximately 350 sq metres. It has been provided with a new roof and has been structurally restored. Its refurbishment remains to be completed. Worthy of mention is the large, south-facing hayloft intended to be used as a covered terrace or open living area. Across the courtyard from this large, rectangular house there is another former two-storey house measuring approx 250 sq meters and requiring comprehensive restoration. Next to it a 120 sq meter two-storey outbuilding whose ground floor is currently used as a workshop. Further uphill there are two two-storey, approximately 100 sq meter outbuildings, one of them covered with a new roof, the last one a shell that has been consolidated. The entire hamlet is surrounded by gently sloping, partly terraced grounds extending over 25 acres. Some of the terraces are planted with hazels, some are meadows, most of the land is wooded. This unique, multifaceted property set in truly enchanting natural surroundings needs to be viewed to be fully appreciated.
